Maintenance Lead','8410','SUMMARY Supervises and coordinates activities of workers engaged in maintaining and repairing physical structures of buildings and grounds by performing the following duties. ESSENTIAL DUTIES AND RESPONSIBILITIES - Directs workers engaged in painting and performing structural repairs to masonry, woodwork, and furnishings of buildings. - Directs workers engaged in ground maintenance activities, such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse. - Directs workers engaged in the general cleaning and up keep of buildings, including buffing, dusting, sweeping, mopping, vacuuming, and washing windows. - Directs workers assisting other departments as requested, including moving furniture and unloading and storing supplies. - Requisitions tools, equipment, and supplies. - Inspects completed work for conformance to blueprints, specifications, and standards. - Studies production schedules and estimates worker hour requirements for completion of job assignment. - Interprets company policies to workers and enforces safety regulations. - Establishes or adjusts work procedures to meet production schedules. - Suggests changes in working conditions and use of equipment to increase efficiency of work crew. - Analyzes and resolves work problems, or assists workers in solving work problems. - Initiates or suggests plans to motivate workers to achieve work goals. - Maintains time and production records. - Confers with other supervisors to coordinate activities of individual departments. - Performs activities of workers supervised. - Evaluates and makes recommendations regarding methods and procedures in assigned area and plans day-to-day departmental operations, assigns people, authorizes overtime and controls costs. - Performs those administrative activities necessary for the effective management of the department, including provision for the selection and development of employees, pay administration, budget administration, employee safety, employee counseling and motivation, organization goals and objectives, and planning, organizing, integrating, and measuring the work performed within the department and ensures adequate and continuous control is exercised over the activities affecting quality. - Performs such individual assignments as the Supervisor may direct; established and maintains effective work relationships within the department, the Corporation and the community; and maintains the professional competence, knowledge and skill necessary for the satisfactory performance of all assigned responsibilities. - All other duties as assigned. SUPERVISORY RESPONSIBILITIES Carries out supervisory responsibilities in accordance with the organizations policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. The requirements listed below are representative of the knowledge, skill, and/or ability required. EDUCATION and/or EXPERIENCE Bachelor of Arts degree (B.A.) or Bachelor of Science degree (B.S.) from four-year college or university; or eight years related experience and/or training; or equivalent combination of education and experience. - Broad background in manufacturing technology and line operating experience. - In depth understanding of production administration functions including accounting, engineering and human resources.
